YVR Spotting Questions

I'm tentatively planning a quick trip to YVR for this summer. Two questions:

A. I'm staying at the Fairmont Airport hotel. Are all the great spotting locations accessible by merely walking? I rather not have to rent a car.

B. What about the Avis roof? What can you tell me about it? Is it allowed? Is it easily accessible?

A. You need a car. Rent it it doesn't cost too much here at YVR.

B. It is allowed and accessible if u have a car.
