Good news in the Big Easy. A huge condo/retail/hotel development is in the works which will become the tallest in the city...but not for long. Another huge project even bigger in scope than this one is in the works that has not been made public yet. For now, enjoy this one!

Poydras project has pricey condos
Saturday, May 07, 2005
By Greg Thomas
Real estate writer

A partnership of Florida condominium developers is close to finalizing the purchase of a parking lot on Poydras Street on which they plan to build the tallest building in New Orleans.

If it works out as they hope, they would construct a 700-foot-tall, 500-unit condominium development, a building that would rise at least 50 stories and dominate the New Orleans skyline. The building is envisioned to include parking, retail at the base and possibly a hotel in the lower portion.

The partners -- brothers Allen and Frederick Levin, Robert Rinke, Clifford Mowe and Saints coach Jim Haslett -- are doing business as Poydras LLC. Several are in a different partnership that is building a seven-tower, 1,200-unit condo development in Pensacola Beach, Fla., called Portofino Resort.

Haslett, who could not be reached for comment, is a condo owner in Portofino but not an investor there. He has a 4 percent stake in the Poydras project, other group members said.

The group said it expects to close on the purchase of the parking lot by the end of May. Construction would begin by the end of the year and it would take two years to complete the $120 million building. The partners said financing will not be a problem.

Miami is seeing many projects likes this all over downtown area.
There are new rumors of a 110 sotry condominum retail alot of stuff. I thin 1,100ft tall. Not sure if it will get passed though. Might be to tall. Downtown Miami is close to MIA. Only about 6-8 miles.

FLL has the new condo building on Las Olas Blvd. What a beauty. Not too far before it opens. Looks like they beat the rest! I don't remember all the specs but it is massive.

I can't speak to rumors as I'm 'not in the loop' down there.. but I'd be stunned if it happens for several reasons 1) your citation about height interfering with flight ops. 2) Who'd want to be near it during a Hurricane? 3) Remember the Centrust tower? (Desperately trying to remember it's current name) They got that thing mostly built, but then it's foundation shifted and they had to SK one of their elevator shafts because it was over 2" off!! They also had to re-do all the others because of thier discrepancies.

Going tall on coral is just not a safe thing to do...

Shweet!

...where the heck on Poydras are they gonna put it though, Harrah's just took the last significant space near where all the action is, did they not?

Once the global warning thing really kicks in, at least they'll have something sticking out of the water!  Big grin

Fred, the building will be built in a vacant lot that is currently used for parking a couple of blocks up from the Harrah's hotel. There are still a few good parcels of land available on Poydras, but there are not many. The good thing is the zoning will allow a high rise of virtually any height...word is this will be a lot more than 700ft. when all is said and done.

It isn't a rumour, the project has been announced. 110 floors, two 1,200 foot towers. We'll see what happens. it is called Empire World Towers. In response to those points:

1) The Central Business District is pretty clear of height restrictions. The restrictions are on Brickell (900 feet) and Park West (749 feet).
2) Modern technology makes this very possible.
3) CenTrust Tower is now Bank of America Tower. I don't know what construction problems they had, but it isn't even our tallest building. In fact, including towers currently under construction, it is the 9th tallest building in the city (11th tallest if this project gets approval; and 14th tallest if some others are approved). Going taller is not difficult at all.

Again, Miami's current construction projects show otherwise. The city's new tallest opened last year at 789' and Met3, at 866', breaks ground in two months.

Back to the topic, this is really good news for New Orleans. Any designs released?

Maybe Haslett ought to spend more time trying to develop his team, and less time trying to develop a parking lot  wink .

It'd be nice for the CBD if this development works out, though I'll take my second floor-across from Southwest's ticket counter-office over a 50th floor condo in any hurricane.

There are no designs/artists renderings released yet. I'll post them when I find them though. I drove past the location of this building last night, and it's a winner, smack dab in the middle of the CBD just a couple of blocks away from the French Quarter, Harrah's, the Riverwalk area, and the Morial Convention Center. It will be loctaed in between the Pan American Life center and the W Hotel.

The MSY tower sounds pretty cool. I've always liked the New Orleans skyline and with the addition of those towers it should look even better.

I also like MIA's skyline. Isnt the tallest building in Florida the 4 Seasons Hotel in Miami?

BTW, Go Canes!!!!!

Tallest Building In New Orleans To Be Built

Kinda reminds me of a Jay Leno "Headlines" bit...

Think about it: the tallest building in New Orleans has aleady been built. This new one would only surpass it...

Yes that is correct.
In 5 years Miami skyline will look completely different. It is amazing how much new construction there is.

FlyMIA, I've read about all the new construction. I cant wait to see what it looks like. It is truly a beautiful city. I just wish they could turn the humidity down in the summer! But I would rather fry in Miami than freeze in New York.
