I'm A Nimby!

Get your cargo bays cued-up, because this morning, I joined the ranks of the NIMBY. Five years ago, the Mrs. and I graduated from apartment (albeit a very nice one) to single-family dwelling. We've spent thousands tweaking the place to make it to our taste (sprinkler system, replacing light fixtures, solar screens, harness over the master bed) and were planning to stay here for years to come.

A little over a year ago, the Houston area took delivery of a number of NOLA's finest citizens, whom we welcomed and invited to stay a while. Then, they went home, leaving behind the lazy, government-tit-suckling blights on society. Now FEMA is finally trying to cut the cord and is gradually stopping assistance for rent, light bills, food, plasma TVs, Hummers, 24" chrome wheels, etc. But these impoverished souls can't be expected to find housing on their own, so in steps HUD to the rescue! Huzzah!

A few months ago, the undeveloped land across the street from our neighborhood was cleared (got rid of all those pesky green trees, but that's another rant). Are we getting an upscale townhouse development? A home improvement Mecca (please don't jihad on me), such as Lowe's? A minimum-security halfway house for the criminally insane?

We should be so lucky.

We're getting The Meadowlands Apartment Community. HUD housing. Refugee warehousing. A headquarters for nightly expeditions into the surrounding community to rape, plunder and assimilate into the surrounding neighborhoods. Just as I was feeling confident my Vietnamese neighbor children would make it through high school without joining a gang and adopting urban vernacular, we're told a state prison prep school is being erected within shouting distance. We envision our appraisal value reversing its trend and pulling a Greg Louganis, rendering our potential resale value enough to get us a dandy single-wide in East Bumfeck. I'm just thankful we sprung for Lojack in the Lexus.

Now, if you'll excuse me, we have some house hunting to do. Say, Pep, how's the North Slope?

Now THAT sucks... good luck!

Taking a large group of people and putting them together in a gov't-financed building without much to do during the day is one of the worst ideas I can think of, especially if many of them are healthy young men. Bored boys in large groups mean trouble.

Damn, I feel for you.

The only thng that's going right for me is that all the houses in my neighborhood are selling for over $250,000 and not moving. I'll be able to put mine out for $235, make $110K after paying off the mortgage (before debts). I will still have a few dollars left after the divorce.

Wasn't there a public hearing on this project? Not a good thing to place an apartment complex right on top of a residential area, watch the crime rate go up, and watch the home values drop. Just not a good trade off.

Went through a similar experience in Ottawa. My house there is in a great, quiet residential area on the edge of quite a large, established Jewish community. Then the good ole gov stepped in and now the other side of the street somewhat resembles Mogadishu.

There was, but I didn't know about it. Apparently, our neighborhood's civic association rolled-over or just plain ignored it. It took the mostly-wealthy suburb city down the street to put up some form of resistance.

I have been involved in several multi-family residential projects. There are some where the financing provided will require the builder to create several low-income houses next to higher income units. One that I did required the owner to hand over 20% of his land for the development of low-income housing.

It is true, however, that higher income residential areas can usually fight and skirt those requirements. There are plenty that have done so in the SMF area.

Wet and no place you wanna live . . . we do have some very nice places in Anchorage at the moment. Something pretty decent around the $325K range. A nice condo around $200K.

I understand where he comes from, and I agreed with him that if he were in a richer neighborhood, this problem would not be occurring. I was merely pointing out that this development is probably to comply with some law.

I have not bought many homes, but the ones that I have bought (into my second home) have been in established developments with no infill around for any surprises.

This still sucks, though.

(I do happen to live about three blocks away from a nasty area)

This also happens here........ Before the 2000 Olympics in Sydney, there were rumors being spread that the NSW government was going to clear the notorious Sydney suburb of Redfern (very rough part of town) and move the residents to the regional city of Albury (on the Victoria/New South Wales border) - this was just a rumor though, however not before people in Albury (some of my family members included) were selling up & moving to Melbourne while they thought their homes were still worth something.

In an unprecedented act of humility, I admit I was nearly correct in my original rant. I stated that it was HUD delivering this blight on our neighborhood when in reality it is the Texas Dept of Housing and Community Affairs.

Houston is a developers city. They seem to be able to build just about anything, just about anywhere.

One thing I will say, when we moved down here 3 years ago we quickly figured out that the best apartment complexes were the ones we made too much money to live in. So, that being said, the quality of the people living there won't be too high but I bet the place will look like a taj mahal.

That has been my understanding about Houston for a long time.

To clarify, I have also been involved in HUD residential projects. HUD will provide you with financing. In exchange, you have to set certain units as low income units and then the rest you can set as market-rate units. So you can have nicer projects that have a low-income component to them.

But honestly speaking, I am not certain exactly how that works in the long run.
