I'm impressed at the amount of aircraft the -10 has managed to rack up, I only expect that to increase as UA will most definitely convert orders and maybe even AS, AC and other airlines who only have the MAX 8 on order like Jet Airways who was rumored to be in talks.

Very few it seems, the vast majority are conversions, previously unidentified orders, commitments and MOU's A quick look shows only about 50 out of 305 could be considered firm orders.

Exactly. Usual practice is for the MoU to become a qualified contract once certain conditions have been met (like the OEM Board agree to build the aircraft), and finally a new contract is completed (of which the MoU/qualified contract may be a component, with all the legalise where if there is conflict, the later contract clause applies).

Just like OEM's have build specs for customer models, so they have contract document specs for customers too. Smaller customers use A & B standard contracts with some modifications and side agreements. Most major customers like the EU3, US3 and ME3, have their own contract templates (and numerous side agreements) on file with Airbus and Boeing, which are constantly reviewed and updated.

According to the Seattle Times, the breakdown is as follows..

firm orders - 4
new commitments - 90
conversions - 64

total orders/commitments/conversions so far - 158

Tata's Godfather Mr Ratan Tata is at Paris Air Show. Yesterday, deal with LM for F16 was signed but I am still hoping for something big.

Haven't heard anything internally, but I wouldn't be shocked if the MAX 8 and MAX 9 orders for AS find their way into becoming MAX 9 and MAX 10 orders.

Can someone kindly clarify something regarding Qatar Airways B737MAX order? Did they firm up 20 orders that will reflect on Boeings website? I haven't seen any press releases regarding this order from Boeing or Qatar. Secondly, will they join Qatar's mainline fleet?

Many of these announcements are not orders, not firm anyway (yet).
And several are conversions also.

As a lot are for the -10 it was quite difficult for Boeing to previously announce orders for an aircraft that hadn't been launched yet

It's interesting to note the language in that press release:
The Irish low-cost carrier now has 110 unfilled orders with 100 options for the higher capacity 737 MAX 8

UA swaps entire MAX 9 order to the larger MAX 10:

Boeing and United Airlines [NYSE: UAL] today announced an agreement at the 2017 Paris Air Show to convert 100 of its current 737 MAX orders into 737 MAX 10s, becoming the largest single 737 MAX 10 customer in the world.

United also announced an order for four additional 777-300ER aircraft.
